What is Building Information Modelling or BIM?

BDS Global BIM Services

Building Information Modelling is the term used to describe the use of 3D digital technologies in the planning, documentation, construction management and communication of information about a construction project.

A BIM model will eventually be capable of carrying all the information about a construction, its physical and functional characteristics, design information and documentation that will be able to be viewed in 3D.

Well executed BIM will greatly enhance the flow of information between architects, engineers, head contractors, project managers and owners. It will create 3D models rich in information about the construction project; it will streamline work flow, reduce errors in documentation and solve constructability problems before they are encountered on site.

It is however very early in the evolution of BIM and only some of the promise and capability of a BIM approach is currently being delivered.

What is BDS’s role in BIM?

A successful BIM project relies upon the integrity of the structural model and that is where BDS comes in. Using Tekla Structures we are capable of producing advanced 3D models that form the basis of the BIM model for the project. The best way to to describe our role is to give some recent examples of what we think are the early stages of the BIM revolution.

  • We are joining projects earlier in their lifecycle and our most experienced modellers are working with the structural and design engineers to create 3D models at the start of a project.
  • Consequently, the design and mechanical drawings are being completed concurrently with the 3D model and engineers are correcting their drawings after reviewing the model on a screen.
  • We are importing other technologies (such as Microstation) into the Tekla model to bring in previous mechanical drawings and perform clash testing and on screen review
  • We attend on site constructability meetings to operate the 3D model (both live and on a web viewer) to facilitate discussion and problem solving for the engineers, buildings, architects and owners.
  • We are advising head contractors on major construction projects on the choice of modelling software and the interaction between the various technologies and the interoperability issues that develop.
  • We are modelling glass and sound insulation into Tekla Structures, have introduced rebar detailing (soon to be in 3D) and beginning to work with the detailing of precast concrete. Our aim is to produce in the near future a single 3D model in Tekla structures containing steel, in-situ concrete and precast concrete.

At BDS we are actively seeking clients and partners to further explore the opportunities presented by Building Information Modelling. We have worked exclusively in 3D for almost 10 years and have some of the most experienced modellers in the world working with us.
